Thinking about a new patio in Wollongong? These are the things people ask us about most, from cost and finishes to sloping yards, build times and cracking.

The area is your first cost driver, but the block itself tends to decide the rest. A flat backyard with easy truck access is the simplest scenario. When the patio needs to step down a fall, or calls for fill, a small retaining edge, added drainage and some steps, the job grows, and lots of hillside homes in Mount Keira, Mount Pleasant and Farmborough Heights are exactly like that. Striking sandstone during the dig means more excavator time. The finish plays a part as well, with stamped and exposed aggregate sitting above a plain broom finish, and narrow side access in older streets can mean pumping or barrowing the concrete in. After we measure, we split the earthworks and the concrete into separate lines so the quote is simple to follow.

Most Wollongong households end up with a light broom texture or exposed aggregate. Each gives decent traction underfoot when wet, which counts during a storm and in shady spots where moss and mould take hold, and both disguise everyday marks and spills well. Stamped and coloured concrete make a great feature, though they need a reseal every so often to hold their colour in the sun. The only outdoor finish we'd talk you out of is a smooth steel trowel. It photographs nicely but becomes a slip hazard as soon as it gets wet.

Absolutely. A lot of local backyards fall away, and blocks cut into the escarpment, cliff-top lots around Coledale and soggy low corners all take a bit more thought. We cut or fill to get a solid, level base, retain the edges that need it, and plan where the stormwater will end up. That last part matters most, since heavy rain either races down a slope or pools on flat ground, and a patio built without a drainage plan turns into a puddle after every storm. Under the NSW Codes SEPP, some low retaining walls can be exempt development if they tick all the conditions, but higher walls or walls close to a boundary or building usually need a DA or complying development certificate, so we raise it early with council or a certifier. Steps down into the garden can be built at the same time.

A straightforward patio generally takes about a week on site, occasionally less, from setting the forms and preparing the base through to the pour, finishing and pulling the formwork. Extras push that out, such as importing fill, breaking sandstone, building retaining edges or installing drainage and steps. The weather has a say as well. Because rain can turn up in any month, we watch the forecast closely before a pour, and in the warmer months we start at first light and keep the concrete properly cured. Foot traffic is usually fine after a couple of days, but hold off about a week before the outdoor furniture and barbecue go back on. Sealed decorative finishes add a little extra time, and your quote will spell out the whole schedule.

Expect the odd fine hairline crack; every slab gets them and they don't mean anything has gone wrong. Concrete loses moisture and shrinks slightly as it cures, and that stress needs a way out. Our answer is saw-cut joints laid out on purpose, so cracks usually travel along a joint rather than wandering across the surface. Serious structural cracking is dealt with below ground, through good excavation, a firmly compacted road base and steel reinforcement. Much of the ground around Wollongong is reactive clay that swells when wet and contracts as it dries, and a well-prepared base is what stops a patio from splitting into pieces that shift on their own.
